There is more pent-up demand to sell homes than to buy them as evidenced by the de-listing of 73,000 homes pulled from the market in December because they wouldn’t sell at near the price sellers were asking(WJS 2-14, B10). So, there isn’t an inventory shortage, there’s a price barrier to buying. Even with pulling 73k homes out of the market, the inventory for sale was 16% higher than in December of 2023. Builders are also struggling with a slew of newly constructed homes for sale: that inventory rose 46% in December. Albeit, home prices aren’t going up, they are going down; however, with sustained inflation running at 3% or more, lower mortgage rates aren’t coming to the rescue as April is two months away---which is the prime selling season. Just look at the demographics, the average first-time home buyer is 38 yrs old, compared to 40% of total US homes being owned by baby boomers who have a shorter selling window than the average buyer has time to earn enough raises to afford the average house. Since 2008, the average buyer’s age rose from 32 to 38; the difference was priced out of the market. Yet the table has turned, homes are now priced out of the market; at least 73k of them were in December.
