The frontrunners of Kaunas’ office segment! 🚀 SBA Urban business centers in Kaunas are celebrating yet another successful year with 100% occupancy – Verslo žinios journalist Evelina Povilaitytė spoke with SBA Urban Chairman of the Board Lionginas Šepetys about what drives such consistent client loyalty and what’s next for the market. “There is no turnover among our major tenants. Smaller tenants, occupying around 50 sq. m, tend to move more often, while larger ones only make changes within our offices – relocating to bigger or smaller spaces as their needs evolve. What matters most to clients is the landlord’s attention, relationships with neighboring businesses, and the office’s location and infrastructure. That’s why our tenants stay with us for many years,” he explains. Both Capitalica Asset Management’s Kauno Dokas and SBA Urban’s BLC centers currently maintain 100% occupancy. With a shortage of well-located Class A offices, the demand for existing business centers remains high. Still, office centers are not infinitely expandable – which is why in 2025, Kaunas’ office market will see new supply, including Nemunaičiai’s Hermanas business center. “This summer we are seeing unusually high tenant activity – perhaps influenced by the less-than-perfect vacation weather. However, those searching for office space in Kaunas have limited options, and a large share of the available square meters comes from our project. 🎉 31 years with SBA – not that many at all! Our beloved and long-time colleague Benediktas Balčiūnas is heading off to enjoy life without daily work worries – into retirement! 82-year-old Benas has been with SBA since 1994 – 31 years! A witness to nearly all of our history! 📚 In recent years, Benas worked as a technical maintenance specialist – the team says it will be hard to imagine the BLC. Business Leaders Center without Benas constantly buzzing around and getting things done 🛠️🏢. But as he says himself, he already has plans for retirement – and the closest ones include baskets full of mushrooms and more peaceful time in the garden with his wife Milda. Four years ago, Benas was the one who gave a second life to a willow tree 🌳 in Vienybės Square – a legendary tree associated with the interwar singer Antanas Šabaniauskas. Today, the square is adorned with that very tree, grown from Benas’s cuttings 🌱. Benas also became the ambassador of SBA’s urban beekeeping initiative “Let’s Bee Friends!” 🐝 – for many years he took care of the hardworking bees on the rooftops of BLC. As Benas himself says, bees were nothing new to him – he remembers accompanying his father to take care of their own bees since childhood. One year, he even set a personal record – together with colleagues, they extracted over 120 kg of honey 🍯! And these are just a few bright moments from Benas’s journey in the SBA Group. In over 30 years, he became an inseparable part of the group, and we are incredibly proud to have colleagues who choose to walk through life together with us 🤝💙. 🚀 Strengthening the Urban HUB team for international expansion! Rolandas Slezas, a seasoned real estate professional with solid experience in developing projects from the first idea to opening day, has been appointed CEO of Urban HUB, a company under SBA Urban. “Urban HUB’s architecture, business synergy, and the ability to combine diverse functions have already earned the market’s trust – 60% of the space in Vilnius and 80% in Kaunas has been leased. A Year of Investment!🚀SBA Group's consolidated sales grew by 5% in 2024, reaching €419 million. According to SBA Vice President Jolanta Grašienė, the main drivers behind this growth were strategic investments in the furniture sector—expanding the product portfolio and improving operational efficiency. “Timely investments in developing new products, boosting efficiency, and automating operations within our furniture business, along with the continued growth of our real estate projects in 2024, had the biggest impact on SBA's performance last year. Furniture sales grew by nearly 7% compared to 2023, and rental income from real estate increased by 23%. Our team is entering this year with the same optimistic outlook,” said Jolanta Grašienė . In 2024, SBA's total investments reached €89 million—a 53% increase compared to 2023. For 2025, we’re planning to invest more than €100 million. The most significant investments were directed toward SBA Urban's development projects—including business campuses in Vilnius and Kaunas Urban HUB, the expansion of the Nemunaičiai district, and seaside developments such as the completion of Kopų slėnis and progress on Vėjo miestelis. New Products and Growing Business! 🚀 In 2024, SBA Group’s furniture sector group – which includes 5 manufacturing plants, a management company, a logistics center, and a robotics company – reached consolidated revenues of €357.2 million. Consolidated operating profit hit €22.4 million, marking a nearly 40% increase compared to 2023. Meanwhile, net profit nearly tripled, reaching €12 million. “A few years ago, as we observed moderate market growth, our SBA Furniture team began preparing for a rebound. Years of focused work on efficiency and process optimization are now bearing fruit. In 2024, we launched new products developed since 2023. This success is the result of consistent efforts by a united, dedicated team,”- says Egidijus Valentinavičius, SBA Vice President and Head of SBA Furniture Group. “2025 has also started on a positive note. Together with the SBA Home team, we continue the momentum we built last year — improving processes, introducing innovative solutions, and launching new products. Early results this year show higher sales than in 2024. Our growth is driven not only by new products but also by rising raw material prices.
