Eden Housing is a non-profit organization with over 55 years of experience providing safe and affordable housing that helps families stay secure, allows communities to thrive, and solves many of the most pressing housing challenges facing California cities. Since its inception, the Bay Area-based organization has developed more than 10,000 affordable homes and is a leader in making its residential communities environmentally sustainable and efficient through integrating energy conservation. Eden is also known as a champion of housing policy advocacy at the local, state, and national level, supporting practices that both create and preserve affordable housing for diverse communities.     Our work as both a developer and a partner to other developers gives us a front-row seat to the industry’s toughest challenges—and its most promising solutions. That’s why we’re so appreciative that Assemblymember Buffy Wicks, a driving force behind many of California’s most important housing reforms, recently took the time to meet with us to hear on-the-ground insights from the practitioners living this work every day. Which brings us to the story behind the photos... November was a busy month! Cloud Apartments, together with Nibbi Brothers General Contractors and the San Francisco Housing Accelerator Fund convened a salon-style dinner with many of the Bay Area’s leading affordable housing developers. The goal: explore what it really takes to move from modular interest to execution—how multifamily modular projects can be structured, financed, and delivered more efficiently and cost-effectively than conventional construction. We heard familiar themes: financing structures that don’t match modular timelines, tax-credit clocks that introduce unnecessary risk, insurance uncertainty, and funding models that don’t always let affordable developers capture modular’s full benefits. And yet, the optimism was real. Developers want modular to work at scale—and many are already proving that it can. Policy is strongest when it reflects the realities of the people doing the building.     Some of the most influential people in affordable housing didn’t plan to be here.   But once they stepped in, they never left.   This year’s AHF Hall of Fame inductees (Linda Mandolini, David Gasson, Jeff Whiting, and Tom Collishaw) are a reminder of what long-term leadership can create (yes, the definition of "LIHTC Leaders").   They have helped build and preserve tens of thousands of homes. They have shaped state and federal policy. They have pushed the LIHTC program forward. They have strengthened communities in ways most people never see.   Linda Mandolini has spent 25 years leading Eden Housing, Inc. and growing it into one of the most respected nonprofit developers in California. The organization now has more than 13,000 affordable homes across the state and a long track record of innovative, resident-focused design. Mandolini has also helped shape statewide bond measures and housing policy, pushing for solutions that can be scaled and replicated across jurisdictions.   Tom Collishaw has spent more than four decades at Self-Help Enterprises, helping grow the organization into one of the most impactful rural housing groups in the country. SHE has supported more than 4,300 self-help homes, developed thousands of rental units, and expanded into disaster response, tribal partnerships, and water infrastructure for communities that were often overlooked. Collishaw’s work shows how rural housing can drive community-wide change.   Jeffrey Whiting founded CREA, LLC in 2001 and built it into a national syndicator that has raised $12.6 billion and financed more than 90,000 affordable homes. His leadership philosophy centers on long-term partnerships and fairness in every transaction. Beyond syndication, he helped establish the Indiana Affordable Housing Council and supported statewide advocacy efforts that protect and expand affordable housing.   David Gasson has spent three decades educating Congress, building bipartisan support, and strengthening the LIHTC program. As a partner at MG Housing Strategies and executive director of the Housing Advisory Group, he continues to shape national policy conversations and expand the credit’s impact. His work contributed to the permanent 12% increase in 9% allocations beginning in 2026, one of the most significant wins in the program’s history.   Different paths. Different geographies. Different roles.   But the same belief: housing changes lives.   If you are building a career in this field, their stories are worth studying. They show that impact grows over time and that the work you do today can echo for decades.   Honoring the people who move this industry forward matters.   • 🦺 Hard hats and construction vests on… you know what that means! While we celebrated the groundbreaking of Goldfinch at Mulberry Gardens in Riverside, we also had the chance to tour the construction progress at Sparrow, the senior housing Phase I of Mulberry Gardens. It’s inspiring to see the units and community spaces taking shape — and even more exciting to imagine the future residents who will soon call Sparrow home. We can’t wait to celebrate the grand opening!   • Last week, #EdenHousing celebrated the start of construction on Goldfinch at Mulberry Gardens — a new #affordablehousing community that will bring 150 family homes (one-, two-, and three-bedroom apartments) to #Riverside. All homes will be affordable to extremely low- and low-income households. Goldfinch is the second phase of the Mulberry Gardens. Sparrow at Mulberry Gardens, our first phase now under construction, which will provide 59 homes for seniors. Together, they create a vibrant, connected community less than a mile from downtown, with shared amenities like a community room, picnic areas, BBQs, and gathering spaces for residents.     Last week, our team came together to explore two powerful questions: 1. When we meet again this time next year, what do you want to have accomplished? 2. How will you feel when you reach that goal? We took it a step further by having each team create a visual representation of their goals, serving as a reminder to stay motivated throughout the year. Additionally, we challenged the team to reflect on: - What should you keep doing? - What should you stop doing? - What should you start doing to create your best 2026? Sometimes, all it takes is providing people the space to share their vision. When that happens, they take care of the rest, and that’s when the magic occurs. #edenhousing #teamwork
