There’s a quiet rumble in the buyer’s agent industry, and it’s getting louder. Behind closed doors, conversations are happening. And they need to. In recent weeks, I’ve been speaking with other buyers’ agents, key leaders within the Real Estate Institutes across several states, and I have upcoming discussions with the Real Estate Institute of Australia, and PICA. Why? Because unsustainable, speculative, law-breaking, self-interested behaviours are emerging in the property investment space, and some buyer’s agents are involved. Let’s be clear: these practices are not just unprofessional, they put consumers at risk. If left unchecked, it damages trust, misleads buyers, and undermines the credibility of our profession. This post is a warning to those who knowingly cross the line: It’s only a matter of time before the law catches up. But in the meantime, consumers remain the ones who wear the financial cost. 🚨 **Real Estate Agents - remember who you work for.** If you think your loyalty is to the MLS… you’re already on the wrong side of your client. You don’t serve the MLS. You don’t serve NAR. You don’t serve for-profit listing platforms who answer to shareholders, not homeowners. You serve your clients. Period. For 25+ years, the industry has trained agents to confuse **compliance with service** - to follow rules that protect trade groups, platforms, and closed MLS systems… instead of the people you represent. Here’s the cost: - Sellers forced into MLS-first marketing that kills momentum and hands leverage to platforms who sell the leads to strangers. - Buyers blocked from seeing opportunities by arbitrary “timing” rules. - Agents fined, censured, or banned for being a fiduciary, for following their client's direction. "They call it “transparency.” Lets call it what it is **Censorship.** That’s not fiduciary duty. That’s obedience to gatekeepers and their platforms. We are not in the compliance business. We are in the people business. The advocacy business. True advocacy means fighting for: - A seller’s right to choose how their home is marketed. - A buyer’s right to see every opportunity. - A strategy built for their goals - not someone else’s profit model. The industry won’t change because a trade group says it will. It will change when agents have real, face-to-face conversations - and put client rights above the system’s rules. So ask yourself: Are you here to enforce policy? Or protect your client’s leverage, choice, and outcome? If we are serious about “doing better,” this is where it starts. Not with another slogan. But with agents willing to **fight like hell for their clients, the people they serve.**

Today’s existing home sales data further reinforces the market’s ongoing shift toward a more balanced environment in many areas, and sellers will need to adjust expectations accordingly. Unlike in recent years – when listings often attracted immediate interest and offers within minutes – today’s environment might require a more measured approach, depending on the dynamics of the local market. Sellers may need to exercise greater patience as homes take longer to attract buyers. Overall, a slight decline in June existing home sales comes as no surprise based on trends signaled in pending home sales data, which serves as a leading indicator of future closings. Additionally, the continued deceleration in price appreciation – with a 2% year-over-year increase in the median existing-home sales price – is consistent with the gradual growth of inventory.
