What mattered most in a mortgage company 10 years ago isn’t what matters most today. In 2015, you built around branch managers. Realtor donuts. Print flyers. The “top producer” was king. In 2025? You build around attention. Platform. Digital trust. And the “top communicator” is king. ▪️ Then: Recruit LO’s with the biggest Rolodex. Now: Recruit LO’s with the biggest digital presence. ▪️ Then: Spend big on office space and signage. Now: Spend smart on content and distribution. ▪️ Then: Call nights and Realtor caravans. Now: Niche funnels, inbound leads, and Instagram stories. ▪️ Then: Comp plans were king. Now: Culture, speed, and visibility drive the bus. ▪️ Then: Your brand was your logo and tagline. Now: Your brand is every LO’s online presence ... like it or not. If I were building today, I wouldn’t try to recreate a legacy model in a modern market. I’d build something leaner, louder, and built to scale trust at speed. The mortgage business hasn’t changed. But consumer behavior has. And the lenders who evolve with it? They won’t just survive. Business owners - if you got declined for an SBA loan and the lender told you it is because of SBA requirements, you should know that it is really common for lenders to blame the SBA when in reality it is just the bank's internal policy that you don't meet. It is really a shame that SBA lenders either: 👉 don't know the difference between an SBA policy and an internal policy. 👉 or that they knowingly mislead a client by blaming SBA when in reality it is just their internal policy. In the last week I have heard from 3 different clients that their lender told them something like: "Yeah the SBA has recently changed their policies and is really cracking down, so now you would need to meet [insert their internal policy]." I have seen this type excuse blaming SBA when in reality it was an internal policy that wanted: 1. The client to have way more collateral then is technically required by SBA. 2. The business to be able to demonstrate that it would have cash flowed the proposed loan each of the last 3 years based on historical tax returns. 3. To wait 12 months after the client had a single late payment on a $20 credit card bill they accidently forgot to pay for a month. It is ok to have internal policies, but lenders should state that they are declining due to an internal policy and not blame SBA so that the client knows they can seek an SBA loan elsewhere. #SBA #SOP #smallbusiness

If you're a small business owner seeking an SBA loan, please be advised...all lenders look at SBA loans slightly differently. Yes, they're all following the same playbook, which is literally called the "SBA's Standard Operating Procedures". But they also have the ability grade and underwrite for risk differently, which can result in vastly different outcomes from lender to lender. At the most basic level, one bank can decline, while another approves. Or, even if both lenders offer an approval, one charge you Prime+ 2.75, while another prices right at Prime (usually as an incentive). It can make a big difference, obviously. I posted a few weeks back about a roofing company I'm working with which recently almost doubled is revenue Y/Y to $9M. They took a small loss in 2024 as a result of their efforts to scale, and are now looking to refi some debts/obligations occurred along the way. The first lender we took this to liked the business, but was concerned about the recent small loss, even though YTD was showing very strong cash flow - the plans for expansion had clearly worked. Due to to their concern, they wanted to included a refinance of a building the company had bought two years ago (using an SBA loan) to secure as collateral. But that doesn't make much sense in this case: 1. The borrower would incur a penalty for refinancing the loan in year 2 2. The rate he got on the RE loan is about 1.5% lower than what he'll get on the new loan. 3. Its a lot of hassle to go through, when really all that's needed is refi some debts and grab a little working capital. So I tried a new lender last week, who did in fact look at the deal a bit differently. They essentially gave more credit for the recent expansion and resulting success, and although they'll be in second position behind that existing SBA lender, they're comfortable with the security/collateral in the deal between the equity in the commercial RE, personal assets, and the cash flow of the business. We got a term sheet for an $800K+ 7(a) loan to refi those obligations, and some working capital. Can getting an SBA loan be easy? If by "easy" you mean predictable and efficient, then YES - with the right lender (that's us) and the right borrower approach (that's you). What to look for in a lender: ▪️ Someone who listens first: to your goals, vision, challenges, and needs— How can a lender keep your best interests in mind without understanding what you're trying to accomplish? ▪️ A lender who brings clarity and simplicity to the SBA process, not chaos and uncertainty—one with straightforward explanations. ▪️ A digital application process that actually makes sense–this allows for minimal forms and streamlined submissions (unlike many banks that drown you in redundant paperwork). ▪️ Transparent communication and expectation setting from day one—look for someone who doesn’t shy away from difficult conversations.  That way you can always make informed decisions, even when you don't love the news you're receiving. What YOU can do to make the process painless: ▪️ Understand that YOUR response time is the #1 factor controlling how quickly your loan moves forward. ▪️ Come prepared with organized financial documents. ▪️ Ask questions when you don't understand why something is needed or how it might impact timeline. ▪️ Have realistic expectations about the process.
