We arranged programmatic Co-GP and LP Equity for seven(7) multifamily deals in Los Angeles.   We closed the equity and assisted in the debt for a multifamily acquisition/reposition and ADU construction strategy in the Los Angeles Basin. Best in class sponsorship with institutional expertise needed programmatic equity to execute their business plan. With a seasoned team, they expect to buy 1 to 3 assets per month. The sponsor required not only LP capital, but a Co-GP with expertise, financial capacity, and a bench of experts to buttress their expertise. Once the Co-GP was in place, we brought in a programmatic LP to round out the capitalization and launch the platform.    Debt was plentiful for cash flowing asset with the ability to create value by renovating the assets. However, the universe of lenders (5 lenders were interested) for non-recourse construction for the ADUs i.e. small projects. The lenders looked at the liquidity in the take-out market and expertise of the sponsor and priced competitively.

Good momentum on the rent side of things for the #multifamily world. February rent data is in, and it’s got two separate narratives. Rents are starting to make some positive movement—new lease same-store rents edging up nearly 1% (0.8%) year-over-year. Momentum is quietly building—with five consecutive months of gradual increases—as the unprecedented 50-year high in new apartment supply finally begins to taper off in most markets. If demand stays robust through the spring and summer, we could/should see concessions start to burn off, nudging effective rents up a bit more in '25 helping expedite this recovery we're all waiting for! Recovery’s definitely taking shape, though the pace will differ across markets and submarkets—the trend’s definitely pointing in the right direction!
