🔔C&W HOTEL MARKET SPOTLIGHT - DUBLIN The sample of branded full-service hotels in Dublin recorded slightly declining profits during 12 months ending August 2025, with nominal GOP per available room down by 1.4%. 💡 A 1.0% drop in revenues drove the GOP decline, while a slight -0.8% reduction in total expenses was insufficient to offset the impact. 💡 The average daily rate (ADR) declined by 1.4% to €338. However, the occupancy level of the selected hotels slightly increased by 0.9%, reaching 76.4% during the period. 💡 Five hotels opened during the period adding 624 rooms to the total supply recording a 1.2% increase when weighted by opening dates. There were no reported closures during the period. Overall, declining revenues combined with efficient cost control led to a slight 0.1pp drop of GOP profit margin to 37.5%, representing 50.2% GOP flex. I recently had the opportunity to visit several hotels within the Clock Towers complex, exploring various room types, including some before and after renovations, along with their lobbies, lounges, and restaurants. Thanks to the leaders who made this possible. At first glance, some may argue that all hotels are the same. However, the competitive advantage reveals that they are not. For example: - Some properties have built a strong base of repeated and loyal guests since opening. - Some attract group business with competitive rates, often resulting in busy, active lobbies. Meanwhile, some hotels maintain a quieter atmosphere while achieving top average daily rates within their competitive set. - Certain hotels target specific market segments more strategically. - Some hotels are luxury by offering only suites, while others provide a wide variety of room types to accommodate different guest preferences and budgets. - Sometimes, the special design of a hotel’s building can make it stand out, together with its rooms and services. In conclusion, while enhancing the guest experience remains a top priority, the most successful hotels are those that can also maximize revenue by effectively managing their inventory. Achieving this requires a deep understanding of guest behavior and preferences, highlighting the critical role of market segmentation, a topic that may be for another day.

US hotel revenue per available room (RevPAR) fell 1.4% the week of September 14, reports CoStar. The drop was primarily driven by declining occupancy, with top hospitality markets like New Orleans, Houston and Miami seeing the largest dips. Weekend RevPAR in major markets fell sharply, while some smaller markets, including Louisiana North and Buffalo, posted strong gains due to local events and high occupancy.
