Dubai's real estate sector registered an impressive $4.9 billion worth of transactions in a single week last month. Dubai Land Department oversaw 3,450 sales totalling $3.4 billion between 17 and 21 February. Mortgage deals and gift transactions worth $945 million and $512 million, respectively, were also recorded. We just published a report covering Dubai residential real estate market and the credit implications of a price correction for banks and homebuilders. We believe residential real estate prices will face a moderate correction in 2H25-2026 after peaking this year but shouldn't exceed more than 15%. Residential real estate prices have increased by about 60% in 2022-1Q25 while the market saw a record number of new launches of 250k units over 2023/24. The spike in deliveries is expected in 2026, when about 120k units are planned for handover, compared to only 30k in 2024 and 90k in 2025, widening demand-supply imbalance. However, delays in deliveries of some projects are possible, given low completion rates to date and the previous record of smoothening supply.
