  • ☠️ Landlord vs Tenant Is Dead ☠️......... Collaboration Is the New Contract For decades, commercial real estate has defaulted to “landlord vs tenant” thinking. It’s adversarial language, rooted in a very different era and it still shapes how deals are done, how buildings operate, and how relationships break down. But here’s the truth: That mindset is now one of the biggest barriers to asset performance. In this week’s Built To Perform Podcast with Rob Insley, we explored why outdated leases and historic processes are failing both sides: → Energy data isn’t shared as standard → Plant is required to run “in hours” despite low or no occupancy → Environmental setpoints restrict optimisation and block carbon reduction → Fit-outs get slowed down by unnecessary rules and preferred-supplier mandates And when issues arise, contracts are pulled out instead of problems being solved As Zac Goodman puts it: “If the contract comes out of the drawer, the relationship has already failed.” And that’s the heart of it.     Did you know…. Women’s jobs are 3 x more likely to be automated by AI than men’s! Let that sink in…. Last week I talked about gender in our industry on the Built To Perform Podcast newsletter. Then LinkedIn News shared a stat that stopped me in my tracks: Women’s jobs are three times more likely to be automated by AI than men’s. It looks like an AI issue → but it is really a structural one. And CRE mirrors the same pattern. Here is what the data shows: ↓ Women are less likely to receive AI skills training ↓ Women are overrepresented in admin and clerical roles, which are the first to be automated ↓ Women adopt new AI tools at a 25 percent lower rate than men, often due to fears of being judged ↓ Women are underrepresented in tech, data, engineering, and leadership roles across CRE, which means they are rarely in the room shaping how AI gets deployed If AI is reshaping work, but whole groups are left out of the upskilling and decision making, we will widen gaps rather than close them. The opportunity is clear → AI can help level the playing field. But only if access to skills, training, and leadership pathways is designed to be equal from the start.
