We’ve completed a £1.65 million refinance and capital raise for a 12-property portfolio on the Isle of Sheppey, introduced by Elliott Boreham at V4B Business Finance. The facility consolidated borrowing across several lenders and provided a £1 million capital raise to support the client’s onward purchase in Tenerife. With long form valuations, multiple redemption statements and a defined completion date, the team aligned all workstreams from the outset. Using non-representation allowed valuation and legal processes to progress together, helping keep the structure straightforward and the case on track. The deal was led by Aimee Amphlett with support from Jack Steed, Vicki Duncan and PURE LAW LLP. Mortgage Introducer recently asked our Managing Director of Development Finance, Neil Leitch, for his views on whether the Autumn Budget can genuinely unlock more housing delivery. In his response, Neil highlighted the gap between positive policy intent and the realities developers, brokers and lenders face on the ground. Planning capacity and decision-making continue to be the major constraints, and delays from utilities, highways and other statutory consultees are now slowing schemes as much as the planning process itself. These pressures flow directly into viability and programme risk, particularly for SME developers who deliver much of the country’s local housing and continue to operate on tight margins. He also noted early signs of improving sentiment on the demand side, supported by greater policy stability, while recognising that any uplift into 2026 will remain sensitive to mortgage pricing and affordability. Neil’s point is clear: the Budget sets a direction, but delivery depends on how the system performs day to day. We’re pleased to have supported the completion of a £400,000 refinance of a six-bed HMO in Egham, Surrey, introduced by Kuldip Shokar of Karaya Capital.
