    The MLB Network recently broke ground on their new HQ at the historic site of the Marcal paper building in Elmwood, NJ, since transformed into a trophy warehouse space by Crow Holdings Development's Northeast Division. MLB President Bill Morningstar, MLB Commissioner Rob Manfred, Deputy Commissioner of business and media Noah Garden, Elmwood Park mayor Robert Colletti, and CHD's Clark Machemer were on hand for the event. “Out of the ashes of that infamous Marcal fire came Crow Holdings,” Mayor Colletti said. “They came to the planning board, they were all open arms wanting to do the right thing for the town. I must say, they did. We insisted on a building that did not look like a warehouse, that it was the cornerstone of our town, and we would want that to be part of the new look. … They did everything right, crossed every T and dotted every I.     Take a look inside perhaps the most exclusive location in Dallas finance – an array of investment shops tied to Texas billionaires, as well as the local digs of Citadel and the New York Stock Exchange. Inside, Old Parkland resembles a college campus, with towering oak and magnolia trees and a brick bell tower flanked by statues of Aristotle and Adam Smith. Artifacts such as dinosaur eggs, a death mask of Napoleon Bonaparte and a painting by former President George W. Bush (who keeps an office there) make the complex into a kind of Disneyland for history buffs. Tenants must be invited to lease space. “If you were a fiduciary for third party capital, you would not do what we did,” the developer's CEO said. “This would make no economic sense to a third-party investor.” If the accoutrements are a bit over the top, they also make Old Parkland distinctive in a struggling real estate market.     What an incredible few days in Dallas. It kicked off with the Female Founders Fund event with Anu Duggal — so energizing to be around so many inspiring entrepreneurs — followed by a fantastic Network Forum dinner with the always gracious Baroness Philippa Stroud, her amazing husband David and the greatest connect the dots guy I have ever met, Ryan Harper (check out his podcast if you haven’t already seen it!) Yesterday, I had the chance to speak about the global nuclear energy renaissance and what we’re building at The Nuclear Company at Old Parkland. Huge thanks to Andrew Swartz from SBI Investments, Wyatt Smith from Upsmith, and the team at Crow Holdings for putting together such an amazing group! The energy, the conversations, and just being on that campus — it was electric, soon to be powered by nuclear of course :). A friend of mine recently posted about how wild the twists in our days can be… and that really hit home. I wrapped up my trip with a tour of the new National Medal of Honor Museum in Arlington, TX - and wow — what an incredibly moving and inspirational experience. Coming a day after Veterans Day, a powerful reminder of how much we owe those who’ve given so much for this Nation. Special thanks to Chris Cassidy, the museum’s CEO, for the tour and for his leadership in bringing this vision to life.     See Catching my breath after a whirlwind couple of weeks in Riyadh and Abu Dhabi. So much is happening in both cities. FII is getting more impressive every year. Everything from the line-up of world-renowned speakers to the flawless organization left me and the other 10,000+ attendees wanting more. Unlike other events I’ve attended elsewhere in the world recently, there was a lot of optimism. Of course, as David Solomon put it, sentiment can change very quickly but, for now, no sign of economic slowdown. AI, technology, and healthcare were all big topics. Of course, real estate was embedded into a lot of conversations and probably my favourite was when Mr. Mohamed Alabbar, the founder of Emaar Properties, pointed out that housing is the most important infrastructure asset during a panel with Barry Sternlicht, Christian Ulbrich, and others. I’m already looking forward to next year’s conference. #FII9 #FII #Riyadh #Innovation #Investment #Collaboration #Leadership As for Abu Dhabi, it seems to have gone from no real estate events to a new event almost every month. This week was the #GRI Global Summit and #GRI Global Chairmen’s Retreat in Abu Dhabi. GPs from around the world came together with LPs from the region to take stock of the global landscape and discuss what’s next. The debates were lively, and it was a wonderful opportunity to catch-up with friends, old and new. And, I learned more about Video Gaming. Apparently, Gen Zs spend 25% of their non-school or sleep time gaming AND 1/3 of teenage gamers in the US spend more on virtual clothes than real clothes!! Not surprisingly – and, thankfully – there’s a turn toward real-life socialization (vs online) post-COVID. 78% of millennials would rather spend money on experiences rather than products. And, so, location-based entertainment has apparently been growing with a 30% CAGR and is already a $7.5bn market in the US. Of course, not everything has a 30% CAGR and geopolitical tensions still keep people up at night! #GRI #AbuDhabi #ADGM #realestate #future #AI
