The TJX Companies, Inc. is looking to open 130 new stores in 2025, bringing the total to more than 5,200 brick-and-mortar locations worldwide. TJX's expansion strategy includes smaller markets and even some smaller store formats. In the U.S. alone, TJX wants to open 30 net new TJMaxx and/or MARSHALLS LLC stores, 20 Sierra stores and nine HomeSense locations. TJX plans to open 22 new stores in Europe, 12 in Canada and six in Australia. The major focus in Europe is Spain, Germany and the U.K., but TJX sees opportunities in Austria, the Netherlands, Poland and Ireland, as well, according to TJX CFO John Klinger. Additionally, TJX plans to relocate around 40 stores and remodel around 500 stores in 2025. TJX will also open new stores in the UAE in partnership with Brands For less egypt and in Mexico in partnership with Grupo Axo®. TJX now has locations in nine countries. For the most recent fiscal year ending on January 31, 2025, TJX achieved $56.4 billion in sales.

Yesterday, the Terra CRE Partners at Coldwell Banker Commercial team convened at a stunning Coldwell Banker Realty Luxury property in Washington, D.C. with three of our regional office representing Georgetown, Park Potomac, and Bethesda, to discuss the evolving landscape of the city’s residential real estate market through the eyes of a residential appraiser. I asked what his thoughts were on the appraisal process for office to residential properties and the how the reuse and adaptive properties have impacted the city’s housing. The appraiser noted that if a property is composed of more than 50% commercial use, they will typically assign only about 40% of the value based on comparable residential properties on the block. In contrast, if the residential portion makes up less than 40% and commercial use dominates over 50%, the property can no longer be valued primarily from a residential perspective it must be appraised using commercial valuation methods instead. The office market dynamics in D.C.’s office vacancy rates have approached 20%, a significant rise from pre-pandemic levels. This shift is largely attributed to the sustained adoption of remote and hybrid work models, prompting a reevaluation of traditional office spaces. a The federal government’s initiative to sell over 400 properties, including notable buildings like the FBI headquarters, is set to reshape the city’s real estate landscape.
