Please help us celebrate DUO, which was honored as the 2025 Urban Development of the Year at the NAIOP Massachusetts Annual Meeting & Awards Celebration. DUO represents a transformative milestone for Chelsea and the Commonwealth of Massachusetts. As the first completed project within the Public Housing Innovations Demonstration Program (PHIDP), it establishes a new model for mixed-income redevelopment. The two new multifamily residential buildings provide 330 units, thoughtfully integrated amenity spaces, and a seven-story precast parking structure with ground-floor space planned for a future restaurant and community center. This long-anticipated redevelopment brings forward a vibrant, inclusive residential community and sets a clear path for the continued reinvestment and revitalization of the neighborhood. Our team potluck was a wonderful way to kick off the Thanksgiving weekend. A heartfelt thanks to everyone who showed up with good spirits and incredibly delicious dishes. We know how lucky we are to work with such a generous and joyful group. We wish you all a Happy Thanksgiving with good food and great people around you.

It was our pleasure to join Davis last week for the official groundbreaking of The Clayborn, a new 3.5-acre mixed-income residential development at 970 Fellsway in Medford, MA.   This transformative project will replace an existing industrial building with a six-story multifamily community featuring 283 apartment units, along with six townhomes. The residential mix will include studios through three-bedroom units in a podium-style building, while the townhomes will offer two- and three-bedroom layouts. Planned amenities include a fitness center, community room, and pool.   Our team is leading both the architecture and interior design for the project, with a commitment to pursuing Passive House certification to support long-term sustainability and energy performance.   We’re proud to say the development will provide much-needed mixed-income housing—25% of units will be designated as affordable—and will contribute to Medford’s Chapter 40B Safe Harbor protections.   We are excited to help shape the next chapter for this Medford community.
