Last month, along with our partners at BRP Companies, we had the honor of hosting the Groundbreaking Ceremony for Phase II of La Central in the Bronx. This momentous occasion officially marks the start of the creation of 420 new affordable homes in what was previously a vacant, derelict lot. This phase of construction will be the culmination of the vision of La Central which includes five sustainable residential developments, a state-of-the-art YMCA, abundant open space for residents, new retail and community facilities, a new community garden and a rooftop telescope for students at The Bronx High School of Science. The development, first envisioned over a decade ago, would not have been possible without the support of City officials and agencies. We owe a deep debt of gratitude to NYC Department of Housing Preservation & Development and New York City Housing Development Corporation for seeing this project through to completion and providing crucial financing to make this a reality. We are grateful to Mayor Eric Adams and Deputy Mayor Adolfo Carrión, Jr. for prioritizing the development of much needed affordable housing, and to local elected officials like Bronx Borough President Hon. Vanessa L. Gibson, MPA (She, Her, Hers, Ella) Gibson and Councilman Rafael Salamanca for advocating for their districts. Additionally, this project would not be possible without the many consultants who had a hand in it: MHG ARCHITECTS, P.C., FXCollaborative, Dagher Engineering, PLLC, De Nardis Engineering, LLC, Bright Power, Steven Winter Associates, Hirschen Singer & Epstein LLP, Bousquet Holstein PLLC, and Novogradac & Company LLP. This past Sunday, we celebrated the ribbon cutting of the new Pelham Municipal Center, which also marked the Village of Pelham’s 50th anniversary — a meaningful milestone for the community and a proud moment for our team. Delivered as part of the broader Pelham Green public-private partnership, the new 27,000 SF Municipal Center will house the Village’s police, fire, and administrative departments. In return, our team was granted the development rights to build Pelham Green across the street — a 127-unit, transit-oriented residential project with ground-floor retail and both public and private parking. It was incredibly special to gather with Mayor Chance Mullen, Village Administrator Christopher Scelza, Congressman George Latimer , the Board of Trustees, and so many local residents to celebrate the opening of this state-of-the-art civic facility. We’re especially grateful to the partners who helped make this project possible — including Keith Pitocchi AIA and the team at United Design Works, Shardul Patel and the team at Brooker Engineering, a division of Weston & Sampson, as well as Bright Power, Johnson & Urban, MW Skins, David Cooper and Jacob Amir of Zarin & Steinmetz, and the Sisca team for carrying out our vision. This project is a testament to what can be achieved through thoughtful, community-centered development and sustained collaboration between the public and private sectors. Topping Out Alert: Phase Two of The Peninsula Reaches a Major Milestone in the Bronx! We’re excited to share that Phase Two of The Peninsula has officially topped out! Hudson Companies, in collaboration with Gilbane Development and MHANY Management Inc., is proud to be part of this 100% affordable, mixed-use redevelopment that’s helping reshape Hunts Point in the Bronx. This latest phase will deliver 359 new affordable homes, with nearly 75% of units targeted to households earning at or below 60% of AMI. Additionally, 15% of the apartments will serve formerly homeless families, ensuring lasting impact and long-term opportunity. The development also includes a 40,000-square-foot public plaza, a state-of-the-art early childhood education center, and vital community facility space - all anchored in sustainable design through solar panels and rainwater harvesting. A big thank you to our community partners - Council Member Rafael Salamanca Jr., Bronx Community Board 2, THE POINT CDC, and Urban Health Plan for their generous support of the project. We’re also deeply grateful to NYC Department of Housing Preservation & Development, New York City Housing Development Corporation, New York City Economic Development Corporation , and our general contractor, Broadway Builders LLC , for their outstanding work and dedication in bringing this phase to life! What a night! Last week, The Hudson Companies and Broadway Builders LLC were honored at Project Renewal's annual Gala—a meaningful reminder of why this work matters. Over the past seven years, we’ve partnered with Project Renewal on two purpose-built shelter projects: West 59th Street and the Barbara Kleinman Shelter in East Williamsburg. These are complex developments that require coordination, persistence, and a shared commitment to delivering high-quality housing and services. Through it all, Project Renewal has been a steady, committed partner. In East Williamsburg, we’re in the midst of transforming a long-vacant, deteriorating building into a modern, state-of-the-art shelter. On May 13, 2025, we celebrated the ribbon cutting of Logan Fountain in Cypress Hills, Brooklyn — transforming a long-vacant gas station at 265 Logan Street into a thriving, mixed-use development that delivers 343 new homes for New Yorkers in need. Logan Fountain offers 173 permanently affordable apartments—including 105 supportive units with on-site case management, career counseling, and mental-health services from Jericho Project—and 169 HELP New Leaf transitional units for families experiencing homelessness, owned and operated by HELP USA. Upon arrival, residents are greeted by a site-specific mural by artist Baseera Khan—a vibrant tribute to resilience and new beginnings. This city–state partnership, funded through New York State Homes & Community Renewal, NYC Department of Social Services, and NYC Department of Housing Preservation & Development, also includes nearly 8,000 sq ft of retail along Atlantic Avenue, a landscaped courtyard, children’s play area, and dedicated social-services spaces. Designed by MHG ARCHITECTS, P.C. and constructed by Broadway Builders LLC, Logan Fountain is a model of sustainable urban development that’s woven into the fabric of its community. We extend our deepest thanks to Governor Hochul, Mayor Adams, our funding agencies, service partners, design and construction teams.
