    A common mistake I see with Missing Middle applications in new communities or larger infill sites is repeating one type on an entire block. For higher quality placemaking, every block needs a mix of types, and ideally a mix of lot sizes. This diagram illustrates this ideal mix. For developers this helps hit a broader range of market segments. Share an example of your favorite block layout or maybe historic block that mixed Missing Middle types, single family homes, and maybe even larger apartment buildings. #missingmiddlehousing #housingchoice

    Architect and planner Daniel Parolek on our lack of housing choices: "We’re hugely short on housing supply. A lot of that has to do with the 2008 recession, when a lot of builders disappeared and the volume of building slowed dramatically. If you look at the numbers of units that we’ve delivered post-recession, we just never caught back up to the volume that we were delivering prior to that recession. And, unfortunately, the lack of missing middle housing predates that. For the last three to four decades, about 13% of all housing delivered was missing middle. It’s gotten worse recently."     Does your region need a model for smarter regional growth that reinforces it’s unique character?  This Regional Growth Framework for Beaufort County, South Carolina uses a Place Types strategy to direct growth to the best locations and reinforces patterns of walkable urbanism in those identified centers. The place types are based on extensive analysis of existing small towns and rural crossroads throughout the county. Let me know if you want to discuss this in more detail. Many regions across the country, especially those growing rapidly, could use this strategy. Lead by Stefan Pellegrini and team at Opticos Design, Inc. This framework was implemented by a shared, Hybrid Land Development Code that used Form-Based Zoning for the identified walkable urban areas and refined conventional zoning for areas where suburban development has happened and/or is allowed. This new zoning was adopted for both Beaufort County and the Town of Port Royal. Outcomes: ✅ Beaufort County: Place Types were used as a “Future Land Use” framework in the Beaufort County 2040 Comprehensive Plan, and Multi-Modal Place Type designation in transportation planning. ✅ Town of Port Royal: Also use Place Types were used as a “Future Land Use” framework in the Port Royal 2030 Comprehensive Plan and Multi-Modal Place Types framework for “Future Land Use” and multimodal planning.

    Let's learn from our mistakes in trying to deliver Missing Middle Housing to ensure results! As cities and towns, both urban and rural and small and large, tackle ongoing and increasing housing challenges, Missing Middle Housing has proven to be a successful tool in many municipalities’ housing toolboxes. Unfortunately, many well-intended efforts are falling short, so I have been focusing on summarizing the top mistakes I am seeing so that we can all refine our efforts. Let me know what other mistakes you are seeing and how you have seen the missteps fixed. In this article, I summarize the top planning and zoning mistakes that I have seen in these well-intended implementation efforts across the country, and discuss strategies to more effectively implement Missing Middle.     Good Missing Middle type design and thoughtful site planning can to two things: 1. It can help innovative developer’s hit specific, untapped market segments. You choose: Downsizing baby boomers, single person female households, Gen Z households that want something different and more thoughtful; and, 2. It can deliver a type and quality of walkable living that other developers are not delivering.  The result: Happy, healthy  residents, no competition in your market, and high demand. Missing Middle is not just about attainability, but rather more broadly it is about delivering housing and lifestyle choices that a majority of American households want, but that only 8% of our built environment and even less of newly developed communities delivers. With thoughtful design Missing Middle types can deliver attainability, but they can also hit the highest end of the market with the right home program and layout, and community design.  We have 25 years of delivering these creative design solutions for our clients. The following two case studies designed by my team demonstrate this: ✅ Riverhouse Cottage Court: Eight 1,250 -1,750 square feet cottages. Four were sold with a 500 square foot detached Accessory Dwelling Unit (ADU). Current values range from $1,100,00 to $2,500,000. Look at the value bubble this project has created with values of nearly $1,000/square foot with adjacent homes with values closer to $340/square foot. Location: Healdsburg, CA. All photos courtesy of Jim Heid, FASLA, our client. ✅  Daybreak Mews Homes: Five attached types ranging from 960 to 1,400 square feet. Our client wanted to hit price point at $200,000 that no one else was hitting in the Salt Lake City market at the time in 2017. Through thoughtful design and site planning we created these Mews Homes designs that in 2017 sold starting at $180,000-$220,000, which was about $25-$30,000 less than a conventional tuck under townhouse in the market, this delivering great attainability for first time buyers, small households, and downsizing households. But delivered the highest per square foot sales prices of any attached unit in Daybreak at the time of sales. This Mansion: Sixplex we designed  demonstrates several important design characteristics of our types that I see missing in many designs: ✅ Every unit has a private entry: “Wow, my own stoop or porch!”-new resident. ✅ Amazing natural lighting for livability: Most units have several rooms with a couple walls of high-quality natural light. It feels like you are in a single family home. Small building footprints enable this.  ✅  100% leasable for sellable square footage: No shared corridors. ✅ A broad mix of unit types and sizes: Our clients can hit a broader range of market segments, often with upper and lower rents at a 3:1 ratio.  ✅  They create community not just projects!     Missing Middle Infill housing approved in Erie, PA. Don’t’ get stuck using the same old tuck under townhouse or apartment buildings! Thoughtful Missing Middle housing type design and site planning can allow you create higher quality living, more value, differentiate your homes from all others in the market, streamline approvals, and allow you to hit a broader range of market segments. This infill project in Erie, PA that we designed for Arcatis Impact Investors did just this. They had done their due diligence using the tuck under townhouse, but we demonstrate to them that a more thoughtful mix of types could achieve all of the benefits noted above. Other than thoughtful design a few things I like about this project: ☑️ The site is repairing/improving a neighborhood by filling the gaps from homes that were historically torn down ☑️ The site is  ☑️  Erie is a tertiary market, not a super-hot market like a Nashville, so if it can work in a place like Erie, it demonstrates replicability in many other smaller towns across the country.

    My Opticos Design, Inc. teamʻs Missing Middle Housing Toolkit for the State of Utah is now live on the State Land Use Academy of Utahʻs website. The Toolkit was a joint effort of the the Mountainland Association of Governments, the Wasatch Front Regional Council and the State of Utah Office of the Property Rights Ombudsman and provides resources to Utah jurisdictions interested in learning more about MMH and initiating a discussion around how to supply diverse housing types within their boundaries. Utah is a growing state which expects 5.8 million new residents in the next 40 years, translating to a current housing shortfall of 45,000 units and the need for 1.2 million new homes by 2065. 90% of Utah residents are worried about rising housing costs associated with growth and demand, and a majority of Utahns in urban areas are supportive of new and diverse housing opportunities like Missing Middle Housing. The Toolkit helps to connect Utah communities to MMH resources that are calibrated to community size, adjacent places, and neighborhood form, and includes several useful takeaways including downloadable posters and factsheets, links to State technical assistance programs supporting housing, and even a (cool!) Project Feasibility Predictor tool that explores the feasibility of MMH development in different counties across the State. The Toolkit is part of Opticosʻ recent efforts to provide MMH tools and resources at the regional and statewide levels, including Middle Housing Tools and Resources for the Washington State Department of Commerce, and the MMH Neighborhood Toolkit for the Chicagoland Metropolitan Mayors Caucus. These regional projects are always both incredibly challenging but also very rewarding – and big thanks to MAG, WFRC and the State of Utah for their support.     Missing Middle Infill housing approved in Erie, PA! Don’t’ get stuck using the same old tuck under townhouse! Thoughtful Missing Middle housing type design and site planning can allow you create higher quality living, more value, differentiate your homes from all others in the market, lead to quicker entitlement, and allow you to hit a broader range of market segments than using conventional and ubiquitous 3-story tuck under townhouses or conventional garden apartment types. Entitled in 3 months. This 2.7 acre site in Erie, PA that we designed with Andrew Gibbs, CFA and Arctaris Impact Investors did just this: High-quality courtyard living on 18 aggregated parcels, 58 units (22 units/acre), three housing types, thoughtfully designed smaller units ranging in size from 520-1450 square feet, 90 off street parking spaces (some garages, some just spaces off an alley). Designed by my team Alexandra Vondeling and Niklas Thorsrud Reach out to me if you have any questions about the type design, program, entitlement process, and follow me for regularly hear more about our Missing Middle collaborations with developer and cities. Our projects often get quick entitlement-3 months approval: The first official informational meeting with the Planning Commission was 7/15/25 and it was approved by City Council on 10/15/25 (3 months). The zoning is split between R-2 (Medium Density Residential) and W-R (Waterfront Residential) which allowed this project by-right. Kudos to the city for having this effective Missing Middle zoning in place! Other than thoughtful design a few things I like about this project: ☑️ The site is repairing/improving a neighborhood by filling the gaps from homes that were historically torn down ☑️   The site is ideally located in West Bayfront Neighborhood in Erie, just six blocks from downtown, to deliver walkable living. ☑️  Erie is a tertiary market, not a super-hot market like a Nashville, so if it can work in a place like Erie, it demonstrates replicability in many other smaller towns across the country.
