Property Spotlight: Thea Apartments Located in Tacoma, WA, Thea Apartments is a 134-unit community acquired in July 2023. With a $2.64M renovation, the property reached 96% occupancy as of August 2025. It is also our only property with an indoor pool and sauna. This project reinforced the value of adaptability — as market conditions shifted, we adjusted our lease-up strategy and pricing model to align with demand. It’s heartbreaking, but not surprising. Across the country, families are living in extended-stay hotels not by choice, but because they’ve been priced out of the traditional housing market. This recent piece from Atlanta Civic Circle highlights a growing reality: working moms and their kids paying more than rent for less than housing — often hundreds of dollars a week for a single room with no kitchen, no lease, and unsafe conditions. At Sage, we see this crisis up close. Many of the hotels we acquire once looked like the ones in this article — temporary spaces that became long-term housing by default. Our mission is to turn those same properties into something better: safe, stable, and high-quality apartments that cost less than what families are already paying to live in extended stays. Sidney isn’t your typical interior designer, she also works on exterior projects .
