UrbanPlan is ULI’s signature education initiative, designed to engage young people about the built environment through experiential learning. Typically delivered in a workshop simulation, the programme has been further enhanced by community walks. November 5th was a milestone date for UrbanPlan Hong Kong with simultaneous walking tours organised for 2 different schools, on 2 different routes, in 2 different languages: Tour 1 was conducted with students from UrbanPlan’s in-class programme at The Salvation Army William Booth Secondary School. Students were led around Tsz Wan Shan, the school’s neighbourhood, to foster an appreciation of design features students encounter every day. The walk also served to highlight real-life examples of UrbanPlan typologies and to encourage discussions about good placemaking. Tour 2 was conducted with students from The ISF Academy. UrbanPlan aligns with ISF’s Urban Systems class and the community walk was designed to follow the evolution of urban development from informal settlements (Old Kowloon Walled City), through mid-density neighbourhoods (San Po Kong), to new mega-developments (Kai Tak Development Area). The aim was to foster student discourse on their sense of community, neighbourhoods, and scale in different urban environments. 𝐌𝐚𝐢𝐧𝐥𝐚𝐧𝐝 𝐂𝐡𝐢𝐧𝐚 and 𝐇𝐨𝐧𝐠 𝐊𝐨𝐧𝐠 continue to be the only markets experiencing widespread distress. However, both 𝐒𝐡𝐚𝐧𝐠𝐡𝐚𝐢 and 𝐇𝐨𝐧𝐠 𝐊𝐨𝐧𝐠 are expected to see increased activity in 2026, even if not yet a full recovery. • Sector performance expectations continue to evolve. 𝐃𝐚𝐭𝐚 𝐜𝐞𝐧𝐭𝐫𝐞𝐬 lead as the strongest performer for 2026, alongside solid confidence in 𝐥𝐨𝐠𝐢𝐬𝐭𝐢𝐜𝐬, 𝐬𝐞𝐥𝐟-𝐬𝐭𝐨𝐫𝐚𝐠𝐞, and the 𝐥𝐢𝐯𝐢𝐧𝐠 𝐬𝐞𝐜𝐭𝐨𝐫𝐬, including multifamily and student accommodation. Expectations for 𝐨𝐟𝐟𝐢𝐜𝐞 𝐚𝐧𝐝 𝐫𝐞𝐭𝐚𝐢𝐥 remain subdued overall, although cities such as 𝐓𝐨𝐤𝐲𝐨 and 𝐒𝐢𝐧𝐠𝐚𝐩𝐨𝐫𝐞, where office vacancies remain exceptionally low, are projected to outperform. • Investors are increasingly pivoting toward 𝐨𝐩𝐞𝐫𝐚𝐭𝐢𝐨𝐧𝐚𝐥𝐥𝐲 𝐢𝐧𝐭𝐞𝐧𝐬𝐢𝐯𝐞 𝐬𝐞𝐜𝐭𝐨𝐫𝐬 and 𝐫𝐞𝐧𝐭𝐚𝐥-𝐠𝐫𝐨𝐰𝐭𝐡-𝐝𝐫𝐢𝐯𝐞𝐧 𝐬𝐭𝐫𝐚𝐭𝐞𝐠𝐢𝐞𝐬, moving away from reliance on capital value appreciation. • Across the region, concerns over construction costs are the most significant challenge identified by survey respondents. This is particularly acute in developed markets, where high costs are limiting new development and shifting focus to disciplined asset management.
